Frequently asked questions

Tell me more…

Where are the deals sourced?
+

Deals are sourced from our vetted network, a trusted source giving us access to an unparalleled choice of opportunities across Australia to choose from.

What type of investors are eligible?
+

Simple Property Loans is only available to accredited Wholesale Investors (including sophisticated and professional investors) within the meaning of Section 761G of the Corporations Act 2001 (Cth).

What is the minimum investment amount?
+

The minimum investment is $100,000. There is no maximum. Investment amounts are structured on a deal-by-deal basis, and your dedicated manager will guide you through what’s available at your preferred investment level.

How and when are returns paid?
+

Interest is paid quarterly, directly to your nominated bank account. The quarterly payment schedule is consistent across all investments. Your Investor Portal shows upcoming payment dates and amounts for each active investment.

What’s the funding arrangement?
+

We walk the walk by pre-funding the loans before offering them to our investors. In other words, we have skin in the game, too. After the investment is live, we offer them to you to participate in a portion, or the whole amount.

What sort of due diligence do we do?
+

Because we pre-fund every loan, we have an extremely stringent due diligence and underwriting process to make sure we are comfortable with the investment. Each deal is reviewed and vetted by the Jadig Finance Investment Committee, applying our rigorous credit assessment to ensure we only fund and offer the right deals to our investors.

What security backs each investment?
+

Every investment is secured by a first registered mortgage over Australian property. LVRs do not exceed 70%, meaning the loan value is at most 70% of the property’s assessed value, which is backed by a certified valuation instructed and obtained by us at the time of the loan. This provides a meaningful safety net between the investment and the security value.

What happens if a borrower doesn’t repay?
+

Every loan is secured by a first registered mortgage, with an LVR of no more than 70%. If a borrower falls behind, we step in early to get the loan back on track. If that doesn’t work, the Security Trustee can enforce the mortgage on the financiers’ instructions, including selling the property to repay the loan, interest and costs.

What is the legal structure involved when investing?
+

When you choose to participate in a Simple Property Loan, you’re stepping into an existing arrangement where initially we, Jadig Finance, have funded the loan opportunity as the exclusive financier under a Loan Participation Trust.

To participate in the Simple Property Loans, you acquire a portion, or the entirety, of Jadig Finance’s initial loan. This is completed through an assignment and transfer from Jadig Finance – it means you acquire an interest in the loan and security under the Loan Participation Trust.

Under the Loan Participation Trust, Jadig Management & Advisory act as agent and Simple Property Loans as sub-agent, (together, ‘Simple Property Loans’) on behalf of the participating financiers. This means the participating financiers retain control and management of the loan and security, which includes all decisions. The agent & sub-agent only take action on instructions from the financiers. If there is more than one financier, the decision making of financiers is governed by a majority financier based on the exposure of participating financiers.

The security is held by Jadig Securities Pty Ltd as a Security Trustee under the Loan Participation Trust. While the Security Trustee is the registered mortgagee on the mortgage property title, the Security Trustee holds that security and acts as trustee for and on behalf of the participating financiers.

Importantly, the participating financiers (by majority) retain control and decision-making power.

How can I see the opportunities?
+

Once the loan has been pre-funded, we offer it to our investors on our investor portal and via email. Investors are then free to access the deal, with investment starting from $100,000.
